If you are not living local to Fareham, or would rather not deal with your tenants directly our Full Management Service is for you. We will…

  • Provide a rental valuation and advice on safety & legal requirements.
  • Find suitable tenants, show them the property and obtain references & credit checks.
  • Prepare a suitable tenancy agreement and arrange the deposit.
  • Prepare an inventory and schedule of condition.
  • Check the tenant in and supervise the transfer of utility accounts into their name.
  • Receive prompt rental payments, pay you and any regular outgoings on time.
  • Inspect the property periodically, report any problems and arrange repairs.
  • Keep in touch with the tenant on a routine basis and arrange agreement renewals.
  • Check tenants out, re-let and continue the process as quickly as possible to ensure you receive the optimum return.

If you need some help finding the right tenant and are happy to deal with them directly once they are found then our Letting Only Service is for you.

  • Carry out viewings leading to the introduction and vetting of prospective tenants.
  • Prepare the tenancy agreement
  • Prepare the inventory and schedule of condition.
  • Collect the first months rent and security deposit


The rent will be credited to you less our agreed fee and we will ensure that the security deposit is protected in accordance with the Tenancy Deposit Protection regulations.

The responsibility of managing the tenancy, maintenance, rent collection and security deposit repayment will then be handed back over to you.

If you need someone to make sure your rent is paid on time, every time then our Rent Collection Service is for you.
We Will

  • Market the property on the internet.
  • Carry out viewings leading to the introduction and vetting of prospective tenants.
  • Prepare the tenancy agreement
  • Prepare the inventory and schedule of condition.
  • Collect the first months rent & security deposit in accordance with the Tenancy Deposit Protection Regulations.
  • Collect and process the rental payments for the remainder of the tenancy.

Rental payments will be credited automatically to your nominated bank promptly account every month.

The responsibility of managing the tenancy, maintenance, rent collection and security deposit repayment will be yours.

Notify utility companies & local authority – No Fee
Tenant-Find Only Service 50% of one month’s gross rental plus VAT (Subject to a minimum of £510 (inclusive of VAT))
Notify utility companies & local authority – £60 inclusive of VAT
Rent Collection Service Letting set up fee of £300 (inclusive of VAT)

Renew existing lease – £60 (inclusive of VAT)

Preparation of Energy Performance Certificate (EPC) – £72 (inclusive of VAT) or £90 if Floor Plans included

Introduction of either a gas safety record or electrical certificate – Cost of contractor invoice plus £30 (inclusive of VAT)

Installation of carbon monoxide and smoke detectors – costings will vary according to property specifications

Legionella Risk Assessment – costings will vary according to property specifications

Progressing insurance claims – 10% of the settlement plus VAT

Project management on behalf of the Client any major works exceeding £250 plus VAT – 10% plus VAT of any contractor’s invoice



“How to Rent” Guide

The Deregulation Act 2015 introduced changes to some of the rules around section 21 notices. Regulations providing details of those proposals, and the prescribed form, have now been released. It should be noted that these rules only apply in England and to tenancies created on or after 1 October 2015. The attached ‘How to Rent’ checklist should be read by landlords and tenants before they consider letting or renting a property.
